Garage floor epoxy, flake floors and commercial coatings for Hillsborough County, from 1950s Tampa block homes to new SouthShore builds.
Hillsborough County holds 630,692 homes, and its concrete comes in two clear generations. About 44 percent were built between 1950 and 1989, most of them block houses on slabs. Those garage floors have dusted and soaked up oil for decades. Another 37.5 percent went up in 2000 or later, during the building boom in SouthShore, New Tampa and FishHawk. Apex Epoxy Coatings is an epoxy flooring company that serves both. An old Tampa carport and a new three-car garage get the same prep.
We install garage floor epoxy and flake system flooring in homes across the county. Businesses call us for commercial epoxy flooring in warehouses and offices. Every job starts the same way. Our crew diamond grinds the slab, repairs cracks and spalls, and moisture tests before we quote. That holds in Brandon, on the bay shore, and out past Plant City. (727) 423-5985Hillsborough County has only three cities: Tampa, Temple Terrace and Plant City. More than one million residents live outside those city limits. That unincorporated area grew 22 percent between 2010 and 2020. Brandon, Riverview, Town 'n' Country, Carrollwood, Citrus Park and Westchase are all unincorporated. Brandon alone counts 119,767 people and Riverview 113,697. County-wide, 56.9 percent of homes are single-family detached houses. That is where most garage floor epoxy work here happens, one attached garage at a time.
SouthShore covers south Riverview, Gibsonton, Apollo Beach, Ruskin, Wimauma, Balm and Sun City Center, and master-planned communities define it. FishHawk near Lithia has grown to 26,186 people, and New Tampa sits on the I-75 side of the county. The county's median home was built in 1991, so half of all slabs here are younger than that. Young concrete has its own problems. Dusting, a hairline crack along a control joint, or a high moisture reading can show up on a new slab. Diamond grinding and crack repair fix the first two. A high reading means we wait for the slab to dry before coating.
Hurricane Helene passed far offshore, but on September 26, 2024 its surge set records around Tampa Bay. Inside the bay, the East Bay gauge peaked 7.20 feet above the normal high-tide mark. Old Port Tampa reached 6.83 feet. The county's first damage canvass found 151 homes destroyed and 1,709 with major damage. Bay-shore garages and ground floors took salt water. A slab like that can still be coated. It has to dry all the way through first and pass the moisture test we run before every quote.
Milton followed on October 9 and 10 with rain instead of surge. A gauge south of Tampa logged 16.51 inches, Temple Terrace 15.66 and Plant City 13.05. The Hillsborough River set record crests of 38.16 feet at Morris Bridge and 17.14 feet near Zephyrhills. The Alafia topped 23 feet at Lithia, its highest since 1933, and the sheriff's office rescued 725 people. Hillsborough County averages 49.48 inches of rain a year, so moisture is the first question on every floor. Concrete that took water gets dried out, ground and repaired before any coating goes down.
Port Tampa Bay covers 5,000 acres and moves 33 million tons of cargo a year. Fertilizer, steel, containers and cars all cross its docks. The port reports more than 192,000 jobs supported across Central Florida. Westshore holds more than 6,500 businesses, 100,000 employees and 15.3 million square feet of office space. Every one of those buildings sits on a slab. Loading docks, mechanical rooms and lobbies each wear differently. Our commercial epoxy flooring service specs each floor to its traffic. Wet areas get anti-slip texture. The downtime and cure timeline go in writing on the quote.
East of Tampa, the I-4 and I-75 belt is warehouse country. The Tampa Bay to Orlando I-4 corridor holds more than 550 million square feet of distribution space. That is the most in Florida. Amazon's fulfillment center in Ruskin employs more than 3,000 people. Around Plant City, about 11,000 acres of strawberries are picked from November into early April. The farm shops behind that harvest take the same abuse a warehouse does. Our industrial coatings are built for forklift traffic and daily hose-downs.
