Pinellas grew fast after the war, and homes from the 1950s and 1960s are 27 percent of its housing. Many were built of concrete block with terrazzo floors, and their garages and carports are 60 to 70 years old. Helene, Milton and Coating a Slab That Flooded

Helene pushed record water onto the Pinellas coast on September 26, 2024, the strongest hit here in 80 years. The Clearwater Beach gauge hit 6.67 feet above normal high tide, and St. Petersburg reached 6.31 feet. County officials counted 28,350 homes damaged by Helene, then 12,560 more from Milton two weeks later. Between the two storms, 40,910 Pinellas County homes took damage, and many garages and ground floors sat in surge water.

Milton followed on October 9 with rain, and St. Petersburg recorded 18.31 inches in 24 hours. That included 5.09 inches in a single hour, and one gauge near the city logged 20.40 inches for the storm. A slab that took that much water holds moisture for weeks, and a coating applied too soon will peel. We meter-test every flooded slab before quoting, then grind, repair and coat once the readings pass.

Even a normal year is wet in Pinellas County, and summer brings most of the rain. St. Petersburg's 1991 to 2020 normals put annual rainfall at 46.65 inches, with 29 inches falling June through September. Humid air and daily afternoon storms keep slab-on-grade concrete damp for most of the summer.
