That means single-family homes on half-acre or larger lots, the way residents wrote it and the county adopted it. Lake Hanna Preserve is the newer version, with 48 gated homesites of an acre or more. Eighteen of those lots back up to 42-acre, spring-fed Lake Hanna.
Older lake houses here carry 1970s and 1980s concrete with decades of ground moisture behind it. After Hurricane Milton in October 2024, one lakefront home here took more than a foot of water inside. Floodwater and downed trees surrounded houses on Linda Vista Road. A slab that sat in water needs to dry out and pass a moisture test before any coating goes down.
On these lots the work moves outside too, to lanais and the walkways down to the water. Exterior concrete gets a polyaspartic topcoat that holds its color under full sun and cures fast between afternoon storms. The broadcast flake leaves a slip-resistant texture, which matters on a wet walkway by a lake. Lake Hanna Preserve's boardwalk leads to a dock on 115-acre Lake Stemper, so wet feet are the normal condition.
Along Dale Mabry the picture flips to gated golf communities with strict homeowner association guidelines. Cheval is its own census-designated place inside Lutz, with 12,522 people at the 2020 count. It takes its name from the big gated subdivision with manned gates and paver driveways. TPC Tampa Bay, built by the PGA TOUR in 1991, sits on Lutz Lake Fern Road.
Cheval's median build year is 1994, and Heritage Harbor went up in the late 1990s and early 2000s. Calusa Trace is mid-90s brick with side-entry garages, and Van Dyke Estates finished around 2002. Thirty-year-old builder concrete usually shows hairline cracks and tire wear, so we grind and repair before the first coat. North Dale Mabry, signed SR 597, runs past Cheval and Van Dyke Road before it merges into US 41. In 2014 the county approved a 251-acre mixed-use project at Van Dyke and Dale Mabry.
